Today the firm specialises in Leasehold Enfranchisement, Commercial and Residential Valuations and Landlord and Tenant. Paul Rose also acts as an Expert Witness.
In Leasehold Enfranchisement, the firm has experience in the acquisition of freeholds under the Leasehold Reform Act 1967 as well as collective enfranchisement of freeholds of blocks of flats and extensions of individual leases under the Leasehold Reform Housing and Urban Development Act 1993 and the Commonhold and Leasehold Reform Act 2002.
The firm has acted for lessees valuing and negotiating new extended leases on the Portman Estate, the Howard de Walden Estate, the Grosvenor Estate, the Cadogan Estate, the Bedford Estate, Sir John Lyons Charity, the Ilchester Estate and others.
The firm also accepts instructions to value and negotiate extended leases within Greater London.
In Commercial Valuations, the firm undertakes valuations for purchase, sale, rental and property disputes. In addition the firm undertakes valuations of real assets subject to partnership redistribution within privately held companies or their pension schemes.
In Residential Valuations, the firm undertakes valuations for inheritance tax, matrimonial financial settlements, buying and selling whether by individuals or corporations.
In Expert Witness work, Paul Rose undertakes valuations for the Courts. He has given evidence before and to Tribunals, County Courts, the High Court and the Court of Appeal. Paul Rose has many years experience as an expert witness being a member of the Expert Witness Institute. He has undertaken numerous valuations for Matrimonial Finance purposes including valuations for cases under the Trusts of Land Act. He also has years of experience in undertaking valuations within Central London and the Greater London area in cases of negligence.
Landlord and Tenant
In Landlord and Tenant, the firm acts for a number of landlords and tenants throughout London and the South – East of England although the firm also represents a number of clients owning property stretching from East Anglia to Wales and from Hampshire to Cumbria. The specialisation is in retail property; although the firm also handles office and industrial property. The form undertakes rent reviews and lease renewals and also represents clients in front of an appointed expert or arbitrator. Paul Rose is a Chartered Arbitrator an area of expertise sought by the firm’s clients in third party proceedings.
In addition the firm undertakes specialised property asset management for offshore trusts.
